When Can I Expect Guests to Book for Summer?

In Bear Lake, the primary time frame that guests book their summer vacations is between January and April. (This tends to be the case for the larger homes with 18+ sleeping capacity, since these are the homes that will provide lodging for family reunions, weddings, or retreats. Smaller homes typically don’t book as far in advance.)

When a guest’s summer vacation is reserved within this time frame, you can expect the nightly rates to be as high as they will ever be for those dates.

Why A More Strict Cancellation Policy?

We have learned that many people book their vacation rental to secure lodging, and then continue shopping around to find different amenities or a better deal. This occasionally results in cancellations.

This is nothing to stress about, as a few cancellations are to be expected. We recently updated our cancellation policies to be slightly more strict to avoid any short-term cancellations. This strategy might result in fewer bookings by guests that aren’t fully committed to fulfill the reservation, however it will ensure that the bookings are more secure. If guests do cancel their reservation within the no-penalty window, it will still give us enough time to book those dates at optimal rates, rather than scrambling to fill the dates with lowered rates. This will help us (the property managers) and you (the home owner) to better anticipate the financial outcome of the summer.

You will notice that most of the cancellation policies are still considered “moderate”. We recognize that most guests will not book a home with a super strict cancellation policy, just in case something comes up and they can’t get a refund. We intend on finding a sweet spot where it’s reasonable for guests and profitable for owners.

Are the Cancellation Policies the Same on All Channels?

They are slightly different on each channel. We aligned them to the best of our ability:

Our Website: Travelers who cancel at least 30 days prior to check-in will get back 100% of the amount they’ve paid. If they cancel between 14 and 30 days prior to check-in they will get back 50% of the amount they’ve paid. If they cancel less than 14 days prior to check-in, they will receive no refund. (Moderate)

Google Vacation Rentals: Travelers who cancel at least 30 days prior to check-in will get back 100% of the amount they’ve paid. If they cancel between 14 and 30 days prior to check-in they will get back 50%. If they cancel less than 14 days prior to check-in, they will receive no refund. (Moderate) 

VRBO: Travelers who cancel at least 30 days prior to check-in will get back 100% of the amount they’ve paid. If they cancel between 14 and 30 days before check-in, they’ll get back 50%. Otherwise, they won’t get a refund. (Moderate)

Airbnb: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. (Firm)
